The cheapest way to stop guessing about a roof. A survey settles what you actually own, which faults are urgent and which can be watched, so spending is argued from evidence, not opinion.

The open field

Felt and torch-on roofing, the built-up bitumen family that specifications call reinforced bituminous membrane (RBM), takes the open field of most roofs.

The work reaches further than the laying does. Systems we do not install, we still single ply repair and, where the evidence supports it, renew over the top, and we will say plainly when your roof would be better off in something we do not lay. Details and overlays

At the details, and over a whole roof on an overlay, we lay cold-applied liquid waterproofing: the HYDRONYLON system, named in the specification rather than left as a generic line item.

On an overlay it is what we recommend. Re-covering in felt asks a building to carry a second sheet covering and multiplies the seams in it; liquid cures in one piece and weighs a fraction as much. A second layer of felt still gets specified where a roof argues for one, and the reason is written down. Which route suits a roof that is already felt is worked through there.

The process

How a job runs

  1. The survey. Someone goes up and looks at the whole covering: laps, upstands, outlets, every penetration, and whatever the ceilings underneath are showing.
  2. What we found, in writing. The fault, the cause and the price to put it right, with a photograph behind the figure. That comes with the quotation and costs you nothing. A condition report is a different product: every defect photographed, priorities ordered and the whole thing written to be forwarded without anyone translating it, so it carries a fee agreed before the visit.
  3. Specification and price. The system named, the build-up set out layer by layer, and anything that cannot be known until the roof is open listed as provisional rather than buried.
  4. The work. On a date arranged with you, worked around the people below, on a site left tidy and safe while it is in use.
  5. Handover records. What went where, in writing and in photographs, which is the file a manufacturer guarantee will want to see later. It is also the point at which a repeat inspection on the finished roof is offered, priced separately and yours to take or leave.

How a flat roof gives way

Flat roofs rarely go overnight. They go slowly, through blocked outlets, splitting details and a membrane running out of life, until one wet week puts the water through a ceiling. A condition survey settles where the covering has actually got to, so the spending that follows it is a decision rather than a reaction.

Occupied while we work

The buildings we are called to most are the ones somebody has to answer for: blocks under management, estates, schools and premises that carry on trading while the work happens. Those need safe, tidy working over occupied rooms and paperwork that survives being passed upward. Where a detail runs against something combustible, no flame goes near it: the detail is closed in cold-applied liquid waterproofing.

Frequently asked questions

Do you only work on flat roofs?

Yes, and low-pitch roofs that behave like them. What we lay is the built-up bitumen family, felt and torch-on, plus cold-applied liquid waterproofing. Roofs finished in something else are still ours to work on: single ply, EPDM, mastic asphalt and profiled metal all get surveyed, repaired and, where the substrate allows, overlaid. What you will never get from us is a system talked up because it happens to be the one we lay. Tiling and slating a pitched roof is a separate trade, and we send that work elsewhere rather than dabble in it.

Do you charge for a survey?

Only when you want the written report. Coming out to look at a roof and price the work costs you nothing, whatever the answer turns out to be. A condition survey is a different thing: an inspection whose product is a document you can act on, budget from and hand to somebody else, so it carries a fee. You are told that fee before a date is agreed, it moves with size, access and how much reporting you need, and if you then have the work done it comes off the bill.

How quickly do you reply?

Usually inside one working day, and by a person who has read what you sent rather than an automatic acknowledgement. That first reply either raises whatever we still need to know or offers to come and look. The day somebody actually attends is then fixed with you, which is why you will not find an attendance promise printed anywhere on this site.

Do you work for managing agents as well as homeowners?

Both, and the real difference is paperwork rather than roofing. Agents, housing associations and facilities teams need reporting written to be passed upward and works planned around a building nobody is moving out of. A homeowner with a leaking extension gets the same inspection and the same plain explanation on a smaller roof, usually without the reporting trail.
