It needs a waterproofing subcontractor whose price can be valued, whose paperwork lands before the first delivery and whose close-out record satisfies the client and their insurers. Pricing

How is a waterproofing package priced?

As a schedule of rates against provisional quantities, remeasured on completion. Your bill sets the quantities and we return a rate for each operation, so a wet deck or a rotten upstand is paid for when it is found rather than buried as risk in a lump sum.

At tender

Pricing a package is free. Where the existing roof has not been seen, the return says what could move. A condition survey with a written report, commissioned before quantities are fixed, is chargeable: the fee is agreed before we attend and credited against the works if we are appointed.

During the works

Monthly interim valuations against measured work, and retention held and released on the subcontract's terms: the ordinary shape of the job, not points to argue. Each application shows the quantities behind it, so your surveyor can check it quickly.

What do you receive before we mobilise?

Issued in time for your review, not on the morning:

  • RAMS written for this roof, covering access, the sequence of operations and, where torch-on felt is specified, hot works controls and the fire watch.
  • COSHH assessments for every product we bring onto site.
  • Product documentation: data sheets, the system specification and the build-up we intend to lay.
  • The crew: who is attending, who supervises, and the training records your induction asks for.

Who carries what under CDM?

Under the CDM Regulations we work as a contractor inside your construction phase plan, and the principal contractor role stays with you. In plain terms, not legal advice:

What we take

Planning, managing and monitoring our own work; the RAMS behind it; competent, inducted operatives; keeping to your site rules and the plan; and telling you promptly about anything we find that affects other trades or the design.

What stays with the principal contractor

The construction phase plan itself, coordination between trades, and site-wide arrangements such as welfare, induction and security. A design change goes back through your designer, never settled on the roof.

What do we need from you, and what do we bring?

Attendances we expect

  • Safe access to the roof and edge protection to the standard our RAMS assume
  • A loading point or hoist, with dry, secure storage near it
  • Welfare, and a waste route or skip we can use

The tender return lists the attendances line by line, so nothing is assumed on either side.

What comes with our crews

  • Supervision on the roof whenever we are working
  • All specified materials, delivered to your programme
  • Hand plant, torch equipment and the fire precautions our work needs
  • Protection of our finished work until you take it over

Sequencing around other trades

Upstands at cladding junctions are closed once the recladding package has set its line, so neither trade undoes the other. Plant bases and penetrations are detailed against the mechanical contractor's final positions, never guessed ahead of them. Where flame near combustible cladding is the question, a cold-applied liquid system removes it: HYDRONYLON is the one we lay, and it also answers a tired asphalt or felt roof sound enough to overlay rather than strip. Other trades cross finished areas only on agreed protection.

What is in the close-out pack?

A record the client's insurers can read without us in the room:

  1. Application records. Dates, conditions, batch references and the checks made as each area was laid.
  2. A photographic record. Every stage, including what the old covering hid once it was opened.
  3. Our workmanship guarantee. Issued in our own name, with its length confirmed in writing at quotation.
  4. The product guarantee behind it. Confirmation of the manufacturer's guarantee we hold for the system, and the maintenance it asks for.

Large programmes travel further than repairs do: for sizeable commercial and industrial packages we work across Greater London and the South East, and beyond that by arrangement, with each project priced on its own.

Frequently asked questions

Do you price from our drawings and bill of quantities?

Yes, free of charge, with anything the drawings leave open flagged in the return. Only a written condition report on the existing roof is chargeable, agreed before the visit and credited against the works if we are appointed.

Will you work on a remeasurable subcontract?

It is our preferred basis. Unknowns under an old covering are then paid for as found rather than guessed at tender, and the final account is built from measured work.

Which systems do you install, and which do you only repair?

Our crews lay RBM, the reinforced bituminous membrane known as torch-on felt, plus cold-applied liquid waterproofing. Existing single ply, EPDM, asphalt or metal sheet roofs we repair and, where the substrate allows, overlay, but never lay new. We survey and advise on every system, and a package calling for fresh single ply belongs elsewhere.

How far will you travel for a package?

Repairs stay within the South London boroughs on our map. Larger commercial and industrial programmes can go well beyond it, agreed package by package, with travel priced openly rather than hidden in the rates.
