Big simple fields, mapped rather than paced

The defining feature of an industrial roof is scale without complication: hundreds or thousands of square metres of largely uninterrupted covering. Walking that methodically takes time, and time on a roof is the reason large fields get inspected less often than they should. Aerial imaging changes the arithmetic. Flown as part of a condition survey, a drone records the whole field from above in one pass, making falls, ponding outlines, debris build-up and damaged areas visible as patterns rather than as isolated photographs.

The imaging tells us where to concentrate; it does not do the inspecting. Adhesion still has to be tested by hand, soft areas felt for, and moisture read through the build-up before anyone can say what the roof is worth spending money on. The aerial record and the physical inspection go into the same report, and the report says which finding came from which.

Plant, penetrations and rooflights: where the water gets in

On a building this size the membrane rarely fails in the open. It fails at the interruptions, and industrial roofs are full of them: extract and air handling units on frames, refrigeration pipework, cable trays, gas and service penetrations, and long runs of rooflights whose kerbs and edges age faster than anything around them. Add the vibration of plant, the traffic of anyone servicing it, and the debris that collects against every upstand, and the pattern of an industrial leak becomes predictable.

That is where the systems earn their place. Reinforced bituminous membrane gives the field a robust, repairable covering. Cold-applied liquid waterproofing handles the geometry sheet membrane struggles with, and keeps flame away from rooflights, cladding junctions and anything combustible under the Safe2Torch discipline. Working on a site that is running

Industrial sites have rules, and they exist for good reasons. Yard traffic, loading bay schedules, shift changes, restricted zones, permit-to-work systems for roof access and hot works: all of it is agreed before a date is booked, not negotiated on the morning. Method statements and risk assessments go in ahead of time, permits are signed before work starts, and any hot works are controlled and closed out the same day. Where a phase genuinely will be disruptive, you hear that at the planning stage rather than discovering it.

Programmes across units and estates

Multi-unit estates and logistics parks reward planning more than almost any other building type, because the roofs are similar in age and construction and fail in similar ways. A planned maintenance programme keeps outlets and gutters clear before winter, catches small splits while they are cheap, and produces a dated photographic record per roof, which is what supports guarantee compliance and what makes a capital plan defensible. Between visits, isolated failures are handled as flat roof and leak repairs, with the same record keeping.

Can you survey a large warehouse roof quickly?

Yes, and this is where aerial imaging pulls its weight. A drone maps a big uninterrupted field in a fraction of the time it takes to walk it, showing falls, ponding and debris from above, while the physical inspection concentrates on the details that decide everything: laps, upstands, plant bases and outlets.

Do you install single ply on industrial roofs?

No, and we would rather say so than pretend otherwise. We install reinforced bituminous membrane, torch-on felt and liquid-applied waterproofing. We survey and advise across every flat roof system, so if the honest answer for your roof is a system we do not install, the report says that and you are free to act on it.

How do you work around production and deliveries?

By agreeing the constraints before anything is booked. Access routes, yard movements, shift patterns, permit-to-work systems and any hot works controls are settled in advance, and work is sequenced so the parts that affect operations happen when they cost you least.

Why do industrial roofs leak around plant and rooflights?

Because those are the only places the membrane is interrupted. Every extract unit, service penetration, cable tray support and rooflight kerb is an edge that has to be detailed, and edges are where movement, debris and standing water concentrate. A survey of an industrial roof is largely a survey of its interruptions.

Can several units on one estate run under one programme?

Yes. Each roof is surveyed and recorded on its own, then priorities are compared across the estate so budgets and visits can be planned as a whole. Pricing follows the same rule as everywhere else: a survey first, then a written figure for each roof and for the portfolio as a whole, never a rate guessed off a site plan.
