Survey before any quote
Nobody prices a roof from the pavement. The inspection happens first and the figure follows the evidence.
Written specification and price
The system, the build-up and the cost sit on paper before anyone lifts a tool.
Safe2Torch fire discipline
Combustible details are designed out of the torching zone and finished cold instead.
Photographed handover records
You keep dated photographs of what was actually done, not a verbal assurance about it.

Flat roof surveys and condition reportsScheduled inspections, drainage clearance and minor repairs, with records that support manufacturer guarantee compliance.
Planned preventative maintenance for flat roofsLeak diagnosis and lasting repairs on felt, asphalt and other flat roof coverings, on occupied buildings and portfolios.
Flat roof and leak repairsWhen a roof is near the end of its life: an honest options guide across repair, overlay and strip and renew, decided by the survey.
Flat roof refurbishment optionsCommercial roofing is rarely about the roof alone. There are residents below, businesses trading, plant on the roof and people who need to know what is happening and when. We run tidy, safe sites, agree access and timings with building managers up front, and report in writing with photographs, so you always have something concrete to pass on.
Before any torch work, the roof is assessed for combustible details: timber cladding, eaves boxes, junctions with lightweight walls. In line with the industry Safe2Torch guidance, those zones are designed out of the torching area and finished with cold-applied liquid waterproofing instead. No open flame near combustible details, on any roof, ever.
Our map is South London first, plus one deliberate western outpost in W3 (Acton), covered on scheduled runs with the same discipline.
Occupied buildings share the same fundamentals, but each sector has its own constraints. How we handle them, sector by sector:
Because everything else depends on it. A condition survey tells you whether a leak needs a repair or the roof needs a plan, what a sensible maintenance programme looks like, and when refurbishment becomes the economical choice. It turns a roof from an unknown liability into a line you can budget for. Surveys and planned maintenance are priced per roof and portfolio, agreed in writing before we start.
Book a surveyYes. Most commercial flat roofing happens over occupied space, so we plan for it: tidy sites, clear communication with building managers and residents, and cold-applied liquid waterproofing near combustible details so no open flame goes where it does not belong.
Property managers, managing agents, housing associations and facilities managers across South London and Greater London. We also work directly with homeowners on smaller flat roofs.
By following the industry Safe2Torch guidance: the roof is assessed for combustible details before work starts, torch-applied membrane is kept away from them, and those zones are finished with cold-applied liquid waterproofing that needs no flame at all.
A roof condition survey. It records where the roof is in its life, what needs attention now and what can wait, and gives you a written, photographed report you can plan and budget against.
Yes, as planned preventative maintenance (PPM) programmes: scheduled inspections, drainage clearance, minor repairs and photographic condition reports. Programmes are priced per roof and portfolio after an initial survey.
Tell us what you manage and where. We will suggest a sensible first step, usually a condition survey of the roofs you know least about.
